Today I wanted to tell you about our buyer listings. We’ve had many buying clients who have either exhausted the market because they just can’t find what they’re looking for, or they aren’t ready to move right this minute. We have come up with a plan to proactively search for listings for our buying clients. We call this our buyer listings. Just like we do for sellers, when we gather all the information on the property and market it on the MLS, our websites, and social media, we do the same thing for our buyer clients. We have a website set up specifically to host all of these properties for our buyers, and we definitely push those listings out to our social media avenues and networks as well.

It’s kind of like a dating game but for a home.

We are so excited to help you through the exciting process of buying a home. As you know, we are a highly specialized team that works together to get you through the process as smooth and easy as possible. Today we are going to share with you the first couple steps in the buying process to help you get started on your journey.

The first thing we recommend doing is getting in touch with a local lender. It’s so important to use someone who is local and close by. They will need a lot of different documents from you in order to do their paperwork, so being able to get them those things quickly is a major key. It’s smart to get this process started now so you know what you can actually afford on a home and can make an offer on the perfect one quickly.

The second thing we want you to do is set up a meeting with us so we can have a good, face-to-face consultation to understand your wants and needs in a home. We want to set up a good search for you on our Realtor database, so you know right when the homes come on the market you want. Zillow and Trulia aren’t always the most up-to-date with listings.

Another thing you should do is download The Wolek Group's mobile app. With it, you can search for homes all over the world, as well as open houses. It also features a mortgage calculator and when you scroll over a page, you will see our new HOMEKEEPR app. It features great discounts and offers from our Preferred Service Providers. We will keep adding to the list, so let us know if there is something specific you need help with or if you are a business owner that would like to get involved.

These are just the first few steps to get going on the home buying process. We are so excited to work with you and excited to help you get into that new home. We would love to hear from you if you have any questions for us!

What Are the Benefits of Working with a Local Lender?

Today, Howard Doak of Cityscape Home Mortgage, our preferred lender, joins us to tell us a bit about his business.
Cityscape has been in business for over 20 years here in Tulsa and is a local business. If you want to close your loan on time, it's best to work with a local lender. Cityscape has local underwriters, will lend their own money, and will ensure your deal gets closed on time.

Availability is the most important aspect of Cityscape's customer service experience. If you have questions or needs about your loan, you can call, text, or email your agent, even if it's after hours. They are available when clients are out looking at houses and whenever else they are needed. Additionally, they explain the whole process so that everyone understands exactly what they're getting into.
One of the biggest changes in the lending world in over 20 years occurred on October 3. Things that have been around for 50 years are no more. You'll no longer hear about the Good Faith Estimate, which is replaced by the Loan Estimate, and there is no more HUD-1, as it has been replaced by the Closing Disclosure. In addition, new hard stops and timeframes have been instituted and have to be met before a loan can be closed. These changes are to ensure the consumer knows what their loan is before it closes and to make sure there are no surprises.
To make sure the process moves smoothly, it's crucial to understand that the days of closing a loan in 10 days are over. If you plan on buying a home, whether you're a first-time buyer or a luxury buyer, it's never too early to talk to a lender. You can reach Howard at (918) 622-0900 if you have any lending questions. Of course, if you need real estate assistance, we're always available to help as well!
