Emergency Infant Services: Where Struggling Tulsa Families Can Find Help

Emergency Infant Services provides relief and support to families in Tulsa who are struggling financially. They do so with love and without judgment.

Today I’m coming to you live from the downtown office of Emergency Infant Services (EIS) here in Tulsa to tell you a little bit about this great organization and what they do for our community. Joining me is EIS Executive Director Bill Andoe. For the last 40 years, the mission of EIS has been to serve families who are experiencing financial hardship and have children under the age of five. They provide clothing, diapers, groceries, formula, and other essential needs these families have. All these families have to do is meet with an EIS interviewer to assess their needs so they can determine which services they can provide and which community services might be available to them—even if their children are over five. Aside from their downtown location, they also have a location on the east side of Tulsa and two satellite locations on the north and south sides of town. Right now they’re in the middle of a capital campaign, so a year from this summer, they’ll be moving to 11th and Denver. This move will help them provide more resources for families, centralize their warehouse, and stockpile more supplies.

Anyone is welcome at EIS.

One thing in particular I love to share about EIS is anyone is welcome there. They provide their services with love and without judgement—it’s one of their founding principles. According to Bill, they average about 18,000 visits per year, and they expect that number to reach 20,000 in the near future. To help carry the loan, they have church groups, school groups, and a number of other regular volunteers who help them on a weekly basis. “We’re in this because we want to help,” Bill says. “That’s what attracts employees and volunteers to EIS. We often talk about the people who come in—we talk about professionally mentioning them statistically as clients, but they’re really more than just clients. They’re members of our community. They go to our churches. We see them at public events. They’re Tulsans just like us. We’re here to help them.” EIS relies on the generosity of donors and the Tulsa community at large, so if you’d like to help them in their mission, they always welcome financial donations. They also accept diapers, wipes, car seats, strollers, and anything else a family with a young child might need. If you’d like to get in touch with EIS or you’d like more information on how to donate, you can visit their website at www.EISTulsa.org. As always, if you have any questions for me or you’re thinking of buying or selling a home, don’t hesitate to reach out to me. I’d love to help you.

7 Tips for Decluttering Your Home

Decluttering your home can feel overwhelming, but these seven steps will hopefully help you simplify the process before you sell your home.

Decluttering is so important in getting your home ready to sell as well as just cleaning up for spring. Whatever your motivation, thinning out your home is a great way to feel good. Today let’s go through the seven steps it takes to declutter your home. 1. Make sure the front of your home is welcoming and encourages buyers to come inside. First impressions are everything. Buyers are probably going to find your home online first, and then they might even drive around the neighborhood to check it out. You’ll want to clear out any dead leaves and put some fresh mulch down. Be sure that there are no mud daubers or bird’s nests in your eaves. Pretend you’re a buyer and walk up to your front porch. What would you think? 2. Take it one room at a time. Decluttering can be really overwhelming, so just start small. Thin out the things in your room and closet; think about what your room would look like in a photograph. What isn’t needed? Pictures will amplify those extra things on countertops and other areas. 3. Decide what furniture you really need in the home. To make your property look like a model home, get rid of extra furniture and end tables. 4. Clean off countertops. These are common places for us to pile things up, but kitchens are very important rooms to make a good impression with. Put your toaster, blender, and other similar appliances away in a cabinet, and clear away other extraneous papers and tidbits.

Think about what your room would look like in a photograph. What isn’t needed?

5. Clean your shower. When we come to preview your home, we’re going to pull back the shower curtain. Be sure the grout is clean and that tiles or paint aren’t peeling. Your shower will tell buyers a lot about how you take care of your home. 6. Take away your collectibles. It’s great that you care about and collect things that are dear to your heart, but that can become a distraction to buyers. Go ahead and box it up and put it away. 7. Declutter the garage and storage sheds. If there are things in there that you need to keep on hand, put them in boxes or storage bins that are neat and organized. All these things sound crazy, however, they make a lot of difference. A decluttered home will help you get the most money for your home in the shortest amount of time. If you need any help with decluttering your home or have other questions, please don’t hesitate to reach out to me. I’d be glad to help you however I can.

How Can Cleansing Rain Help You Clean and Organize Your Home?

Today, I want to talk about Cleansing Rain, which is an incredible home cleaning business here in our town.To learn more about the business and how it began, I spoke with the owner, Lacie Partney.

Today, I want to talk about an incredible home cleaning business here in our town: Cleansing Rain. When I asked how she got the idea to begin her business, owner Lacie Partney told me she wasn’t always such a neat and organized person. According to Lacie, it all began when she returned to Tulsa after two years on the mission field. At that point in time, she was searching for something to do. Since then, she’s found cleaning homes to be very fulfilling. She says it really helps her build relationships. On top of that, Lacie herself makes all of the natural cleaning products she uses.

From your attic to your junk drawer, Lacie is happy to help anyone declutter.

This is just one of the things that help her stand out from other cleaning companies in town. She also loves to help people get more organized. From your attic to your junk drawer, Lacie is happy to help anyone declutter. But, it doesn’t stop there. Once she helps her clients declutter their spaces, Lacie also helps them develop an organizational system that can be implemented into their specific lifestyle. One thing Lacie highly recommends is to make use of vertical space. Instead of buying new furniture that takes up floor space, she suggests that people try to utilize their walls for storage, instead. To learn more about Lacie and her business, you can visit her website at www.CleansingRain918.com. If you have any other questions or would like more information, feel free to give me a call or send me an email. I look forward to hearing from you soon.

Will I See You at the Toyland Ball in January?

Today I’m excited to be joined by special guest Carey Baker, who is the committee chairperson for the Toyland Ball. I had the opportunity to hear a little bit from Carey about the Toyland Ball Stock the Bar party. Attendees brought bottles of wine valued at $50 or more to be auctioned off in January. Money raised from this auction, between $8,000 and $10,000, goes to the Parent Child Center. For those of you who may not know, the mission of the Parent Child Center is to end child abuse and neglect. People who have been victims of abuse or neglect are given education and counseling so that they are able to end the cycle. Many people only know what they’ve been taught, so the Parent Child Center aims to reverse this.

Many people only know what they’ve been taught, so the Parent Child Center aims to reverse this.

If you’re interested in attending, the Toyland Ball auction will take place on January 20th, 2018 at the Cox Business Center. For tickets, visit www.ParentChildCenter.org. You can also become a patron sponsor by donating $1,000 for two people. At the event, there will be raffles, an auction, and a live band. Also, all of the proceeds go directly to the counseling funds for the Parent Child Center. If you have any other questions or would like more information, feel free to give me a call or send me an email. I look forward to hearing from you soon.

Grogg’s Green Barn Is Unique to Tulsa

We’re out at Grogg’s Green Barn today with owner Carla Grogg. She’s going to talk to us a bit about what they do.

Today I’m happy to be joined by Carla Grogg of Grogg’s Green Barn. This place is so cool, so I wanted to talk a little bit with Carla about all the things that are going on here. Carla and her husband started Grogg’s Green Barn seven years ago. As far as I know, this business is the only one of its kind in Tulsa. Carla and her husband started Grogg’s Green Barn, an all-sustainable organic nursery, after a few of their family members were affected by cancer, causing them to take their own health more seriously. Grogg’s Green Barn carries all kinds of perennials, trees, shrubs, and more. Additionally, they have quite a selection of edibles, like berry bushes, fruit trees, vegetables, and herbs. They also have a ton of great pollination plants, which are becoming more and more important as bee and butterfly populations continue to dwindle.

You need to come down and check this place out.
Just this year, Grogg’s has added another component to their business. They are transitioning part of their facility to be a new dining facility: The Reserve at Grogg’s Green Barn. They will use their own produce as well as meat and dairy from other local farmers to prepare delicious meals from Chef Matt Owen. You can RSVP to the next dinner right here on their site. I highly recommend that you come down here and check out Grogg’s Green Barn. To learn more about what they do, head on over to their website. If you have any questions, you can give Carla a call at (918) 994-4222. If you have any real estate questions or needs, don't hesitate to reach out to us. We’re always here to help.

I Want to Help Shift Your Mindset

There was a point in time where I was going through the motions in life. Once I stopped doing that, I found my true passion.

Back when I was in my teens and early twenties, I was floating through life. I was getting by on average and had never really pushed myself.
Looking back, the defining moments in my life and career were when I finally truly enjoyed what I was doing. Once I got into classes in school that I was passionate about, I started making better grades. Once I found a career that clicked with me and I was passionate about, that’s when I really started on the path to becoming who I am today.
I don’t want today’s young people to make the same mistakes I did, so I’m offering a special class to help them out. This class is ideally for anyone aged 18 to 24, but it’s open to all applicants up to age 30.
I don’t want you to make the same mistakes I did.
It’s not a real estate or business class; it’s a mindset class and a life changing class. I’m passionate about teaching it and I can’t wait for the opportunity to help you or someone you know head down the path you are supposed to be on.

If you or someone you know is interested in taking this class, you can register here. If you have any questions in the meantime, you can always give me a call or send me an email. I look forward to hearing from you soon.

Dispelling the Myths about the Fall Selling Season

Today, we want to discuss seasonality and what it means for your home sale. We've talked to many sellers who are discouraged from the failure to sell their homes; they want to wait until the busy spring season before giving selling another chance. Conventional wisdom would have you think this makes sense - after all, tons of buyers come out during the spring season. However, there is another way to look at it.

Here's the problem: while there will, without a doubt, be more buyers during the spring and summer months, there will also be that many more sellers you will have to compete with. Every discouraged seller is thinking the same thing, "I'll just wait until spring." If you put your home on the market now, you'll have a fraction of the competition and a pool a strong, serious buyers looking to move soon.

Our team has sold over 70 homes this year and doesn't plan on slowing down. We know there are many serious buyers out there looking for the perfect home. If you are considering selling, or didn't have much luck earlier this year with another agent, give us a call. We would love to sit down with you, take a look at the current market, and discuss your options. We can help you get a great price for your home and get it sold before year's end. We hope to hear from you soon!

We pride ourselves on having helped so many people achieve their goals of home ownership. Today, we want to share a specific success story that really means a lot to us.

Recently some home sellers called us, who were referred to us by a past client. They had their home on the market since May. It had gone under contract, with the inspections and repairs done. Unfortunately, the buyers backed out at the last possible second. The sellers had already moved into their new home and now had two mortgages to worry about. They were starting to panic.

Eventually, they called us because they were referred by past clients of ours. We met with them immediately, got their listing document signed electronically, and had their home back on the market within days. We implemented our state-of-the-art marketing strategy, which includes professional photography and other proactive techniques, and had tons of activities within days.

We soon got a call from a young couple who were moving back to Tulsa from Houston. Our buyer specialist got them over to the home immediately, and this young couple simply loved the home. The home was under contract in only 10 days! It was incredibly exciting - we found the perfect match between buyer and seller to achieve two sets of dreams!

This is only one of many success stories we have to share. They are what we live for and why we do what we do! If you want us to help make your dreams become a reality, reach out to us today!

The Importance of Preparing a Strong Offer

Usually we see a lull in the market around this time of the year. With summer coming to an end and school starting up, market activity starts to slow down. This year, however, has proven to be different - recently, we've seen many of our listings sell quickly and with multiple offers.

This is great news for sellers, but what should you do if you're a buyer? Because there are so many multiple offer situations, sellers have a lot of power right now. This means if you want to get the home of your dreams, you need to make a strong offer. If you are going to need help with closing costs, you may have to pay the full list price in order to get to the closing table.

In order to compete with other sellers and differentiate yourself, you need to make sure the terms of your offer are better than the others. Sellers ultimately care about the bottom net number, so it is crucial you make a strong offer at the beginning of negotiations. A seller doesn't need to accept your offer; you need to make a good, clean offer if you are going to be taken seriously.

A real estate professional can help you navigate this tricky market. We are expert negotiators and can help you put together an offer that will set you apart from the rest of the competition. If you have any specific questions about our Tulsa market, or need a hand buying or selling a home, don't hesitate to reach out to us. We can help you get the most out of your real estate experience!

What Does the Zillow Acquisition of Trulia Mean for the Real Estate Industry

Looking to buy or sell a home in Tulsa, Oklahoma? You've probably heard that the online real estate website Zillow has bought Trulia, their former competitor. Many Realtors are worried that this consolidation will have negative affects on the industry, as agents everywhere will have to compete with one large and popular website. The truth is that this is highly unlikely, as real estate is hyper-local and these sites simply don't have the ability to do what an agent can do.

While agents do use the website for advertising and listing to get your home maximum exposure, we are aware that there is no better way to price and give value to your home than through our local MLS. It is the most accurate and up-to-date database to find homes that are currently for sale. Zillow and Trulia, on the other hand, often list homes that have been sold, are under contract, or are no longer available. This is frustrating for home buyers, as lots of time is wasted searching and finding homes that aren't even options.

In addition to the listing problems on these sites, the algorithm used to determine the value of your home is also quite inaccurate. Tax records are used to determine value, rather than the actual sale price of the home. It's best not to take seriously the estimate you get from Zillow - it could be up to 20% too high or too low.

Hi! I’m Jennie Wolek with The Wolek Group at Keller Williams Realty Advantage in Tulsa, Oklahoma!  We look forward to the opportunity to meet you, if we have not done so already.
Whether you’ve been thinking about buying or selling a home for a while, or have just started the process of gathering information to do so, choosing the right professional to help you can feel like an overwhelming process. That’s why I wanted to give you a quick snapshot of what The Wolek Group can do for you.  Why use a team over a solo agent?

Now, it’s been documented that there are over 100 components in a real estate transaction.  So for the solo agent that has 3 sales going on, that’s over 300 things to juggle at one time.  They have to be a “jack of all trades” and they wear 10 hats at any given time, spending time on lots of different activities, like making flyers, putting out signs, taking phone calls and entering information onto websites, when they should be focused on getting your property sold or helping you find that perfect home for your family.

I like to compare this to a doctor’s office.  If you call the doctor, because you are not feeling well, and the doctor took your call and set your appointment.  And then when you arrived to the office, the doctor greeted you at the front desk and took your insurance information.  Then they weighed you and checked your blood pressure. If they did all of these tasks, they would not have the time to do what is the most important- help you get better!  The doctor’s office, just like ours, functions best as a team.

There are many advantages to working with a team, like us. The Wolek Group is a full-service organization dedicated to helping you with all aspects of real estate - from buying to selling, we focus on you and your needs.

We promise to provide you with the highest in personalized customer service and continually strive to stay on top of current trends in real estate, the technology involved, and making the selling and buying process as efficient and hands-free as possible for our clients.

Our team consists of a full-time Listing Partner who is in charge of marketing our listings, as well as providing excellent customer service to our sellers by keeping them informed of showings and feedback, and touching base with them every week with a listing progress report.  We also have a full-time Buyer Specialist that works exclusively with our buyers, searching the market for the perfect home for our clients and staying up to date on the multiple listing service and home availability.  Our full-time Operations and Closing Manager ensures we stay on track with our timelines and helps you have a smooth closing.  And I’m the full-time Listing Specialist.  I work exclusively with our sellers and take a pro-active approach to find a buyer for their home.  My goal is to get them the most amount of money, in the least amount of time, getting them where they need to go and when they need to get there.

We truly operate as a team, with each of us being a specialist in our role.  This allows us to service our clients at a high level, since we are not distracted by the many things that may pop up in a day.  We have a focused approach to helping our clients achieve their real estate goals. And more than anything, we love to help people realize their dreams, and work tirelessly to get you where you want to be.

We look forward to working with you in the future!

How Are the Feds Mortgage Backed Securities and Treasuries Affecting the Mortgage Rates?

Click here to find out what your home is worth or to search all area homes for sale.

Happy 2014 from The Wolek Group! I’m Jennie Wolek with Keller Williams Advantage in Tulsa, Oklahoma!  We are off to a great start and wanted to share some tips and news with you.

At the beginning of this year the Federal Reserve announced it would begin gradually paring back on its purchase of non-traditional assets aimed at stimulating growth. So, beginning this month, the Fed will reduce its monthly purchase of Treasuries and mortgage-backed securities by $10 Billion. The statement also outlined forward guidance for the Fed’s primary policy instrument, short term interest rates.

At Keller Williams Realty we have an amazing research team, and they have summed this up for us by stating that “Because of the Fed’s purchase of mortgage-backed securities it’s likely that mortgage rates will continue to rise, though it may not be a dramatic increase given the modest reduction in the purchase of these assets. Nevertheless, sellers who need to move to a new school district or into a larger home, should consider listing sooner. And buyers who are on the fence would be wise to whittle down their list and make an offer”

We know that 90% of buyers start their search on the internet and many of them plan on buying in the spring.  It takes the typical buyer 2 months to find a home, so if you are thinking of selling this year, we need to get you on the market now.  Since we know interest rates are likely to go up, let’s beat the rush and put your home in the best position to be picked.  You will also have less competition, as most sellers will be waiting until April or May to get on the market.

If you are buying a home, sooner is better as well.  As interest rates increase, you will have less purchasing power.  This means your sales price will have to be less than what it is today and you may have to settle for a smaller home than what you were planning to buy.

And to help you with your search, make sure you download The Wolek Group mobile app.  Just go to your mobile device, download the Keller Williams app and enter our agent code KW112787 at the startup.  This will allow you to search for ALL of the active listings on the market.  This information comes directly from the MLS, which is our Realtor database and the most up to date information.

Thank you for your continued support and we appreciate you and your referrals!

Real Estate Year End Review 2013

Hi!  I’m Jennie with The Wolek Group at Keller Williams Realty in Tulsa, OK.

It is December 2013! What a great year and it seems to have just flown by.  We wanted to review the past year with you and share the Tulsa real estate market statistics.

As we look back, we had an interesting year with many little “shifts” along the way.  The spring market was crazy busy with low inventory and low interest rates.  Because of this we saw good homes sell fast and close to their listing price.  We even had listings with multiple offers!  Then the heat of the summer kicked in and the market seemed to slow down a bit, school started then the government decided to shut down. It was definitely shifty year.

Overall though, a good real estate year.  The average sale price went up to $157,673 and the list to sale price went up to 96.63%.  This means that sellers had to negotiate about 3% off of their listing price to get their home sold.

The average days on market decreased by over 7% to just 55.46 days.  The months’ supply of inventory, or the absorption rate, went down to around 8 months.  This means that it will take 8 months for all of the active listings to sell, if no new ones came on the market.

Overall, our closed and pending sales were up around 10% while we are still feeling a squeeze on our active inventory.  Over the last year the new listings inventory is down 3.38% and over the last 2 year it is down 3.07%.   As the inventory remains low, buyers have fewer good homes to choose from and homes will sell fast when they are priced right for the current market and are in good condition.  Buyers will see their value and act quickly.

So, what does all this mean?  Basically if you are even thinking about selling your home in the next year, let’s talk sooner than later and get our sign in your front yard.  Most sellers are thinking that they should wait until spring to list. Why wait and have all of that competition when you can get sold before then for closer to your listing price?  Home affordability is still historically low, so let’s help you take advantage of the market now and get you moved!

Now is the Time to Buy or Sell

Welcome back! If you have been thinking about buying or selling, now is the time, especially if you want to get your home under contract by the end of the year. It will take at least a month once your home is under contract to complete the transaction.

A lot of sellers think the fall isn’t a good time to sell, but we actually have found that there is less competition out there and more motivated buyers. That means you can get more money for your home!

The same goes for buyers! We are still experiencing phenomenally low interest rates and we know that they won’t stay that way for long. When they do increase, even by a little, it reduces your purchasing power. That means less house for your money.

Give us a call so we can get started. The Wolek Group is a team of five highly trained and professional agents who can help you in any of your real estate needs. We can be reached at 918-706-9845

Thanks for watching!
