What 1 Organization Is Doing to Address Childhood Hunger

Today I am taking you behind the scenes at an amazing local organization: the Community Food Bank of Eastern Oklahoma.

Today I am excited to bring you some important information about a great local organization: the Community Food Bank of Eastern Oklahoma. Eileen Bradshaw, the executive director of the Community Food Bank, joined me to explain a little bit about what they do. With approximately 450 partner programs, this organization helps to distribute food throughout the state. According to Eileen, about one in every four children goes to bed hungry at night. And, as we can all agree, this is unacceptable. “It’s part of our job just to make sure [these children] get what they need,” says Eileen. It was truly amazing to get a behind-the-scenes look at operations here at the Community Food Bank. Especially because at the time of my visit, they were preparing for “Summer Feeding.” The Summer Feeding program is one way that they are able to continue providing for kids who rely on school meals at other times of the year. On day one of this program, they fed an estimated 1,100 children.

Approximately one in every four children goes to bed hungry at night, so the work the Community Food Bank is doing is critical.

The workers at the Food Bank are also delegating more resources to their partner programs, as they know that their lines grow longer in the summer months, as well. So, with as much as this organization does for our community, how can we give back and help them make a difference? Well, for every dollar donated, the Food Bank is able to produce four meals. Obviously, financial gifts are always welcomed. Of course, volunteering your time and donating food are also great ways to help. So, if you want to get in touch with Eileen, you can give her a call at (918) 585-2800, or visit www.okfoodbank.org. And, as always, if you have any other questions or would like more information, feel free to give me a call or send me an email. I look forward to hearing from you soon.

Should You Get a Raised Garden Bed This Season?

Is a raised bed the right solution for your garden? There are a few pros and cons you should consider before making that decision.

It’s spring and that means it’s time to get our hands dirty in the garden. With that being said, today I’d like to discuss some pros and cons of a common gardening option: raised beds. One benefit of raised garden beds is simply that they’re nice to look at. Beyond that, raised beds also keep animals from getting to your garden. They also allow you to plant earlier, since the loose soil you fill the bed with will be warmer than the ground itself.

The decision as to whether a raised bed is right for you depends on your preferences and circumstances.

Now, let’s take a look at some of the downsides. First, they’re pricey. You’re going to have to invest in the bed, the materials, soil, and fertilizer to get started. Raised beds also aren’t as sustainable as simply planting your garden in the ground. Ultimately, the decision as to whether a raised bed is right for you depends on your preferences and circumstances. And if you’re unsure, my friends over at Grogg’s Green Barn can help you decide what gardening solutions may work best for you. As always, if you have any other questions for me or would like more information, feel free to give me a call or send me an email. I look forward to hearing from you soon.

Teaching Kids About Science and Teamwork Through Global Gardens

Maryann Donahue from Global Gardens is here today to share how this wonderful organization helps empower children in high-poverty areas of Tulsa.

Something that’s really important to us as a real estate team is giving back to our community, which is why we like to spotlight our local nonprofits that are doing great things in the Tulsa area. Today, I’m talking to Maryann Donahue from Global Gardens. Global Gardens was created by a teacher from Tulsa named Heather Oakley in 2007. Heather had a background in urban science education and peace education. She also had a bachelors degree in botany. She combined all of those things to create Global Gardens. The purpose of Global Gardens is to help fight the cycle of poverty and empower kids from high-poverty communities to be agents of change in their own lives and in their communities. When Heather came back to Tulsa in 2007, she started the first program at Eugene Field. She offered during and after-school programs. At that time, there was an empty lot next to Eugene Field that was bare, empty, and forgotten. She and that first group of students turned it into a beautiful, bountiful garden, and that’s what Global Gardens has done ever since. Since then, Global Gardens has added three more sites in addition to Eugene Field, including the one Maryann and I are filming from today. This field services Union Middle School and Union High School. There are two other elementary schools in the program as well: Rosa Parks Elementary and McAuliffe Elementary in East Tulsa.

The purpose of Global Gardens is to help fight the cycle of poverty and empower kids.

“We serve over 1,800 kids every week in this program,” says Maryann. “We’re helping about 2,500 people a year.” Global Gardens uses gardening as a vehicle for empowerment. They also use gardening to teach science and how to be peaceful. “In the during-school program, they have a class garden. They get to decide what to plant, and they have a harvest party at the end of the year,” says Maryann. “They do all of that together. It’s very intentional.” These programs teach science that addresses state science standards while also teaching teamwork. The students don’t have many opportunities outside of Global Gardens to do hands-on, real-world things and have to do them as a team. We really believe that Global Gardens is doing a great thing. How can you help? Go to Global-Gardens.org to make an online donation. All of their funding is raised from community donations; they don’t have state contracts or charge fees. Maryann says that Global Gardens hopes to add a fifth site at Jackson Elementary School in North Tulsa by 2019. This has been in the works for a while, so please consider helping them reach their goal. I would like to thank Maryann for taking the time to talk to me today. You can learn more details about Global Gardens at Global-Gardens.org. If you have any real estate questions or know another local nonprofit you think we should spotlight, give me a call or send me an email. I would be happy to help you!

Thinking About Getting Into Real Estate? Here’s What You Need to Know

There are a few things you should know if you are thinking about getting into the real estate business.

What’s it really like entering the real estate business?
Our office general manager Susan Beach knows better than anyone, so today she’s joining me to share some facts and debunk a few common misconceptions about entering the real estate business.
In helping people discover whether real estate is really the right fit for them, the two biggest misconceptions Susan comes across are A) you don’t need any startup capital; and B) you can be very successful in real estate working at it only part-time.
After dispelling those two points, Susan’s next order of business is usually determining the amount of startup capital you actually need. She prefers that you have at least six months’ worth of savings before you transition full-time.
We work hard to set up our new agents for success.
The first step from there is pre-licensing school. You can do this either in person in a classroom or online. Susan prefers the classroom environment because it is much more interactive. This session costs anywhere from $350 to $475 depending on your area. If you do the class online, it lasts as long as you want it to. If you do it in a classroom, the session usually lasts about five weeks. Once you complete pre-licensing school and you pass your state boards, you’re free to join an actual real estate company.
For any new agents starting at Keller Williams, we begin our own training process for them immediately. Our specialized training program is called the “Launch” program, which lasts for exactly 100 days. In this program, you are also assigned a launch coach.
Perhaps now you see why you can’t be successful in real estate doing it only part-time—we can’t train anybody properly who only does it part-time.
If you’re thinking about getting into real estate, feel free to give Susan a call at (918) 808-8184. As always, if you have any other questions, please don’t hesitate to call or email me. I’d be happy to help!

Today I’m joined by Brett Benge of the Legacy Advisory Group to go over a few things to be aware of when planning your 2017 finances.
Brett specializes in service, performance, and low price. According to Brett, many times when you work with someone from a larger firm, you’ll find that you are overpaying and getting poor service. You might not even know the name of your advisor. That’s why Brett believes in providing excellent service at a lower cost.
Take advantage of low interest rates before likely increases in 2017.
If you have any questions for Brett, you can email him at brett@legacygroupok.com or give him a call at (918-605-9375).
As always if you have any questions about real estate, feel free to give me a call or send me an email. I’m here to help!

Meet Buyer Specialist Nate Araskog

Nate Araskog didn’t initially want to join our team. It was only after meeting us that he decided a change of scenery was in order. Looking to buy or sell a home in Tulsa, Oklahoma? Click here to perform a full home search, or if you're thinking of selling your home, click here for a FREE Home Price Evaluation so you know what buyers will pay for your home in today's market. You may also call us at (918) 706-9845 for a FREE home buying or selling consultation to answer any of your real estate questions.

We are back again to introduce you to another great member of our team. This time, we are talking with buyer specialist Nate Araskog.

Nate got into real estate with a small brokerage in town. He felt the pressure of not having the proper systems, people, or leverage in place to build his business the way he wanted to.

Nate knew Jennie from working with her in the past and decided to just have coffee and chat about his career. That chat transformed what Nate wanted to do and it wasn’t long before we joined forces.
Nate has been a great asset to our team.
Nate says it’s the best decision he has made because our partnership has provided him with the opportunity to use the systems that KW has and how they help him do many things he wouldn’t be able to on his own. It also gave him the opportunity to build a big business and share in our vision of helping families and helping people.

If you are interested in what kinds of opportunities are available to you at The Wolek Group, give us a call or send us an email. In addition to needing agents, we are also actively looking for people with marketing and social media experience as well. Let us know if you are interested. We look forward to hearing from you soon!

We’re excited to announce that we have a mobile app that was created for homeowners that we want to show you.

Right now, you may not be in the market to sell a home, which is understandable. We still want to add value to your life, though, so we’re inviting you to click on this link and download our mobile app called HomeKeepr.

The cool thing about this app is that it consolidates all your home’s information into one place. Not only that, but it also sends out service reminders for your home. For example, during different seasons and different times of the year, you’ll receive reminders to change out your air filter or schedule a termite inspection.

You can have all your home’s information in one place!

Our favorite feature of this app, and one that we’re sure you’ll love too, is its service providers directory. This list is personalized by our team, so it is comprised of people we’ve worked with in the past that we know give great service. This list, of course, has to do with things related to your home, but it can also include other great small businesses in town that have great service or provide quality products that we’d love to promote.

If you’re a small business owner and would like us to help promote you and your business, let us know. We love nothing better than helping people we know and respect. If you have any other questions, please feel free to give us a call or send us an email. We look forward to helping you!

Hi! I’m Jennie Wolek with The Wolek Group at Keller Williams Realty Advantage in Tulsa, Oklahoma!  We look forward to the opportunity to meet you, if we have not done so already.
Whether you’ve been thinking about buying or selling a home for a while, or have just started the process of gathering information to do so, choosing the right professional to help you can feel like an overwhelming process. That’s why I wanted to give you a quick snapshot of what The Wolek Group can do for you.  Why use a team over a solo agent?

Now, it’s been documented that there are over 100 components in a real estate transaction.  So for the solo agent that has 3 sales going on, that’s over 300 things to juggle at one time.  They have to be a “jack of all trades” and they wear 10 hats at any given time, spending time on lots of different activities, like making flyers, putting out signs, taking phone calls and entering information onto websites, when they should be focused on getting your property sold or helping you find that perfect home for your family.

I like to compare this to a doctor’s office.  If you call the doctor, because you are not feeling well, and the doctor took your call and set your appointment.  And then when you arrived to the office, the doctor greeted you at the front desk and took your insurance information.  Then they weighed you and checked your blood pressure. If they did all of these tasks, they would not have the time to do what is the most important- help you get better!  The doctor’s office, just like ours, functions best as a team.

There are many advantages to working with a team, like us. The Wolek Group is a full-service organization dedicated to helping you with all aspects of real estate - from buying to selling, we focus on you and your needs.

We promise to provide you with the highest in personalized customer service and continually strive to stay on top of current trends in real estate, the technology involved, and making the selling and buying process as efficient and hands-free as possible for our clients.

Our team consists of a full-time Listing Partner who is in charge of marketing our listings, as well as providing excellent customer service to our sellers by keeping them informed of showings and feedback, and touching base with them every week with a listing progress report.  We also have a full-time Buyer Specialist that works exclusively with our buyers, searching the market for the perfect home for our clients and staying up to date on the multiple listing service and home availability.  Our full-time Operations and Closing Manager ensures we stay on track with our timelines and helps you have a smooth closing.  And I’m the full-time Listing Specialist.  I work exclusively with our sellers and take a pro-active approach to find a buyer for their home.  My goal is to get them the most amount of money, in the least amount of time, getting them where they need to go and when they need to get there.

We truly operate as a team, with each of us being a specialist in our role.  This allows us to service our clients at a high level, since we are not distracted by the many things that may pop up in a day.  We have a focused approach to helping our clients achieve their real estate goals. And more than anything, we love to help people realize their dreams, and work tirelessly to get you where you want to be.

We look forward to working with you in the future!

How Are the Feds Mortgage Backed Securities and Treasuries Affecting the Mortgage Rates?

Click here to find out what your home is worth or to search all area homes for sale.

Happy 2014 from The Wolek Group! I’m Jennie Wolek with Keller Williams Advantage in Tulsa, Oklahoma!  We are off to a great start and wanted to share some tips and news with you.

At the beginning of this year the Federal Reserve announced it would begin gradually paring back on its purchase of non-traditional assets aimed at stimulating growth. So, beginning this month, the Fed will reduce its monthly purchase of Treasuries and mortgage-backed securities by $10 Billion. The statement also outlined forward guidance for the Fed’s primary policy instrument, short term interest rates.

At Keller Williams Realty we have an amazing research team, and they have summed this up for us by stating that “Because of the Fed’s purchase of mortgage-backed securities it’s likely that mortgage rates will continue to rise, though it may not be a dramatic increase given the modest reduction in the purchase of these assets. Nevertheless, sellers who need to move to a new school district or into a larger home, should consider listing sooner. And buyers who are on the fence would be wise to whittle down their list and make an offer”

We know that 90% of buyers start their search on the internet and many of them plan on buying in the spring.  It takes the typical buyer 2 months to find a home, so if you are thinking of selling this year, we need to get you on the market now.  Since we know interest rates are likely to go up, let’s beat the rush and put your home in the best position to be picked.  You will also have less competition, as most sellers will be waiting until April or May to get on the market.

If you are buying a home, sooner is better as well.  As interest rates increase, you will have less purchasing power.  This means your sales price will have to be less than what it is today and you may have to settle for a smaller home than what you were planning to buy.

And to help you with your search, make sure you download The Wolek Group mobile app.  Just go to your mobile device, download the Keller Williams app and enter our agent code KW112787 at the startup.  This will allow you to search for ALL of the active listings on the market.  This information comes directly from the MLS, which is our Realtor database and the most up to date information.

Thank you for your continued support and we appreciate you and your referrals!

Real Estate Year End Review 2013

Hi!  I’m Jennie with The Wolek Group at Keller Williams Realty in Tulsa, OK.

It is December 2013! What a great year and it seems to have just flown by.  We wanted to review the past year with you and share the Tulsa real estate market statistics.

As we look back, we had an interesting year with many little “shifts” along the way.  The spring market was crazy busy with low inventory and low interest rates.  Because of this we saw good homes sell fast and close to their listing price.  We even had listings with multiple offers!  Then the heat of the summer kicked in and the market seemed to slow down a bit, school started then the government decided to shut down. It was definitely shifty year.

Overall though, a good real estate year.  The average sale price went up to $157,673 and the list to sale price went up to 96.63%.  This means that sellers had to negotiate about 3% off of their listing price to get their home sold.

The average days on market decreased by over 7% to just 55.46 days.  The months’ supply of inventory, or the absorption rate, went down to around 8 months.  This means that it will take 8 months for all of the active listings to sell, if no new ones came on the market.

Overall, our closed and pending sales were up around 10% while we are still feeling a squeeze on our active inventory.  Over the last year the new listings inventory is down 3.38% and over the last 2 year it is down 3.07%.   As the inventory remains low, buyers have fewer good homes to choose from and homes will sell fast when they are priced right for the current market and are in good condition.  Buyers will see their value and act quickly.

So, what does all this mean?  Basically if you are even thinking about selling your home in the next year, let’s talk sooner than later and get our sign in your front yard.  Most sellers are thinking that they should wait until spring to list. Why wait and have all of that competition when you can get sold before then for closer to your listing price?  Home affordability is still historically low, so let’s help you take advantage of the market now and get you moved!

Connect with us today, we are all in the office working hard to help our buyers and sellers with all of their real estate needs.

Now is the Time to Buy or Sell

Welcome back! If you have been thinking about buying or selling, now is the time, especially if you want to get your home under contract by the end of the year. It will take at least a month once your home is under contract to complete the transaction.

A lot of sellers think the fall isn’t a good time to sell, but we actually have found that there is less competition out there and more motivated buyers. That means you can get more money for your home!

The same goes for buyers! We are still experiencing phenomenally low interest rates and we know that they won’t stay that way for long. When they do increase, even by a little, it reduces your purchasing power. That means less house for your money.

Give us a call so we can get started. The Wolek Group is a team of five highly trained and professional agents who can help you in any of your real estate needs. We can be reached at 918-706-9845

Thanks for watching!

World-Wide Referral Network

Welcome back! Did you know that we have a world-wide Realtor referral network? Every month we market to and communicate with agents across the globe to attract buyer and seller referrals to our Tulsa market. In fact, we close about 10-15 transactions a year through this network.

This means more buyers and exposure for your home. Besides this world-wide network, I also have a database of agents I have met and worked with. When I first got into real estate in 2001, I was living in Norman, Oklahoma.  I worked very closely with many of the Realtors there so when I moved back home to Tulsa in 2004, I brought those Realtors back with me in my database.

Besides the great network we have, when I was new in the business, I acquired some real estate designations. First, I received my GRI (Graduate, Realtors Institute) and then my CRS (Certified Residential Specialist). The CRS designation has requirements such as years in the business, number of transactions and educational training. So agents who have this designation must be a professional.

Keller Williams Realty is now the largest real estate company in the world with 90,000 agents. Together we can guarantee you the best exposure for your home and the best service. If you are thinking about buying or selling please call The Wolek Group.

Thanks for watching!

Buy and Sell During the Fall Months in Tulsa

Hi, everyone! Welcome back to my video blog! Lately, we’ve heard a lot people saying they are afraid to sell their home now because ‘no one’ moves after summer.

I am here to squash that rumor!

Fall is one of the busiest times in our Tulsa market! In fact, it was so busy last year that we made a note of it to be prepared this year. Last fall we helped more than 20 families buy and sell homes: first time home buyers, corporate relocations and families.

From Labor Day to Thanksgiving, we see a lot of quality buyers. With interest rates still historically low, there is an urgency to lock in that low rate before the holiday season!

So if you are ready to buy or sell, please give us a call. We’d be more than happy to help!

Tulsa Area Buyer Market Update May 2013

Watch on your mobile device >>

Much of the nation is experiencing a strong seller’s market and our marketplace is no exception. With interest rates continuing to be available at historic lows buyers everywhere are scrambling to lock them in this season. We are experiencing a lot of pent up demand in our marketplace. Right now Tulsa area buyers are definitely experiencing the crunch that comes with far too many buyers looking at way too few homes for sale. There are, however, some tactics to be used that can help you get the home of your dreams.

Working with a buyer’s agent that chooses to devote full time attention to their buyers’ needs is critical. They will have seen hundreds of homes and will be able to instantly connect your needs with what becomes available if and when it does – a challenge many face during a seller’s market.

If You Want It, You Have to Get Creative

At the moment, our buyers’ agents are pulling out all the stops to help find the perfect home for our clients. Whether that means driving around and seeking For Sale By Owner homes, digging deep into a seller pool of people that may have been on the fence about selling or actively soliciting sales – we get it done.

Buyers Don’t Have Time to Waste
Keep in mind as you embark on your journey to buy a home in this marketplace that you will need to engage in a detailed consultation with your agent. They will help identify exactly what your priorities are while listing your must-haves versus any deal breakers to keep in mind. In fact, the moment you find a home that you think is “the one” we suggest going after it or you may risk losing it to another buyer. Knowing your needs is key to the process.

Financing Preapprovals Are Critical in Today’s Market
In a market where sellers are receiving lots of interest on their homes (more so with well priced homes in good locations and in great condition) it’s important to have a conversation with your lender. In today’s fast-paced preparedness is critical when going against other buyers and sellers these days won’t even consider offers unless accompanied by a preapproval letter from a lender.
