Hello, I'm here again today to talk with you about home warranties and to aid me in this process I've brought along Penny Roth of Home Warranty America.

Home warranties protect the buyer from anything unexpected happening after purchasing a home, such as a water heater breaking or a furnace that begins malfunctioning. Anything mechanical or electrical that runs through the house (that isn't already covered by homeowners insurance) is covered for up to 13 months, and the home warranty is also renewable after that period.

Why Home Warranties are Attractive?

Warranties do not only attract buyers to a home, but they can also aid a seller in closing a property. Essentially, renewing a warranty on a property is a unique advertising tool for sellers because it makes a buyer feel secure about a property. For example, if there were two identical properties but one had a warranty, which would you choose? It's a pretty easy decision.

In most scenarios a buyer will ask a seller for a home warranty anyway, so sellers might as well use that as a leveraging tool during the listing period.
