Today I’m joined by Chris Padley, a Senior Loan Originator with Gateway Mortgage. We’ve had such great experiences working with Chris in the past that I wanted to take the opportunity to introduce him to you so you can get to know him as well.
Chris entered the mortgage business right out of college in 2003. Both of his parents work in the same industry, so it’s been a bit of a legacy fulfillment for him. He’s been with a couple companies since then, and now has his own team at Gateway Mortgage.
Every client under contract with Chris gets a Tuesday update call. This allows him to be proactive with his communication and minimizes the number of different incoming calls he gets. According to him, customer relationships are the most important thing in his business. His customers are customers for life, so it’s imperative for them to be very aware of those relationships.

There are certain things Chris’ company offers that other lenders in town simply can’t. Since they service their loans, if you have a house that you’re looking to sell but you want to buy another house and most of your down payment is coming from the equity in the house you’re wanting to sell, they simply keep the loan. If you have the minimum amount of down payment, then, they can use that to close on the loan. You can then sell your house after the fact and contact them afterward so you can put the remainder toward the principal. Then, for a small fee (typically around $300), you can do a principal reduction and actually recalculate your principal interest. That way, there’s no need to refinance and you don’t have to wait to sell your house.

They also just introduced a bond program loan called “Sapphire.” It’s designed primarily for first-time home buyers, but that’s not a requirement. Basically, it’s a down payment assistance program, meaning they can do them as an FHA, rural development, or VA loan. Basically, your down payment money is given to you. There’s no repayment, the rates are phenomenal, and there are many options in how you want to execute it.
