Happy Spring! We are so thrilled to hear the birds chirping and feel the warmth of the sun.  It was a very tough winter for everyone and we are glad it is behind us.

Today I wanted to update you on the State of the Market in Tulsa, Oklahoma.  The latest MLS numbers are out and they are very interesting.  These are the market statistics that help us to understand and interpret the market, to better help you buy or sell a home.

As we have been noticing over the last year, the number of closed homes is up from the previous year and up almost 14% from 2012- which is great!  Something interesting to note, however, from February 2013 to February 2014 the pending homes (those under contract and set to close) were down over 11%! This could just be from the really tough weather that slowed down the market over the last winter, so we  will keep an eye on that and see what next month holds.  Finally, the number we have all been watching and really concerned about are the active listings.  This number remains a negative number, as it has been in the past, which means there are not enough homes to sell!

The MLS average listing price to sale price is currently at 96.15% and The Wolek Group sells our listings at 97.73%.  That’s over 1% more money in your pocket at closing, when you work with us!  For example, on your home that is listed at $200,000- we will help you get over $3000 more dollars at closing!

The average days on market for listings is decreasing as well.  Homes are selling in about 60 days, however neighborhoods and areas may vary, so get with us to help you map out your timeline.
