There are many ways to handle multiple offers, and I work to present in a way that is fair to the buyers and the seller. When we receive an offer, we immediately notify the seller and go over the offer terms, timing, and how much the seller will net from that sale. If we receive another offer during that time, we will let the seller know that a second offer has come in. With the seller’s permission, we will let both of the buyer’s agents know that their buyer has an opportunity to adjust the terms of their offers. Some agents will recommend asking for the buyer’s “highest and best” offer. I prefer to allow the buyer to change any of the terms that they would like to, as they want to change the price, closing date, or remove some concessions from the offer. That way they get the chance to put their best foot forward. Now the seller has two offers in writing and both buyers have been able to amend their offer, if they would like.
Both buyers will get the opportunity to adjust their offers.
At this point, the seller can choose which offer they want to work with and whether or not they would like to make a counteroffer. This is entirely the seller’s choice. After that decision has been made and a contract has been signed, I will notify the other buyer's agent that, unfortunately, the seller has chosen to work with the other offer. I would like to give one piece of advice to buyer's agents: Please encourage your buyers to make strong offers. With low inventory, a few thousand dollars here or there might just help your buyer get the home of their dreams. Make sure that the offer is neat, clean, and precise so that the seller has nothing to object to. Inventory continues to be an issue in certain price points, so we may see multiple offers on properties in the future.
