You've probably heard that the online real estate website Zillow has bought Trulia, their former competitor. Many Realtors are worried that this consolidation will have negative affects on the industry, as agents everywhere will have to compete with one large and popular website. The truth is that this is highly unlikely, as real estate is hyper-local and these sites simply don't have the ability to do what an agent can do.

While agents do use the website for advertising and listing to get your home maximum exposure, we are aware that there is no better way to price and give value to your home than through our local MLS. It is the most accurate and up-to-date database to find homes that are currently for sale. Zillow and Trulia, on the other hand, often list homes that have been sold, are under contract, or are no longer available. This is frustrating for home buyers, as lots of time is wasted searching and finding homes that aren't even options.

In addition to the listing problems on these sites, the algorithm used to determine the value of your home is also quite inaccurate. Tax records are used to determine value, rather than the actual sale price of the home. It's best not to take seriously the estimate you get from Zillow - it could be up to 20% too high or too low.
